METRO VILLAS ESTATE

 

 

 

The Metro Villas Estate is a 34 housing unit gated community adjacent to Metropolitan Hospital with common services such as paved roads, street lights and perimeter wall. The house design provides for four bedrooms, a dinning area, lounge, front pouch, family living area/ T.V. room and a self contained servant quarter.

The estate will have provision for internet connection, closed circiut television and intercom between houses. At 1900 square feet, the built up area is over 1.5 times the size of a Buruburu phase 5 house.  

The owners will all belong to a management company that will cater for common services, encourage neighbors to know each other and enforce the estate rules and regulations. Owners will not be allowed to construct any extensions outside the approved design.

Access to the estate will be controlled through a single entrance. The Metropolitan Health Services Limited, hereinafter referred to as Metro is developing the estate on behalf of the 34 members based on a re-selling concept. Each member is expected to meet the full cost of development of his or her house including the construction cost, interest on construction loan, legal fees, stamp duties and other charges.

At the end of the project and upon full payment, Metro will transfer the house to the member. Metropolitan Health Service’s role is simply facilitatory. However, this is the best way of doing this project because the houses will all be built to the same standards at the same time.

Each house will cost Kshs. 7.7M to build. To finance the project, each member is expected to pay at least Kshs.1.2 million with the balance to be raised from a bank and through a Loan stock agreement. 

If any member fails to pay or find a replacement, Metro will repossess the house & sell it to another share holder. Priority will be given to those who have invested in this Loan Stock on a first come first served basis.

The construction was competitively awarded to ‘Buildmore’ Construction Company. Construction commenced on 13th February 2008 and is expected to take 14 months.  

The Metro Villas Estate will have many tangible benefits for Metro and its shareholders. The major ones are as follows:

  1. Improved quality of medical care: Some of the units will be rented to doctors who will then be readily available when required to attend to patients.
  2. Increased utilization of hospital facilities: Hospitals depend on doctors for patients. The doctors living next to the hospital will find it convenient to use the hospital facilities.
  3. Publicity & Marketing: The estate bears a name similar to the hospital. In addition, residents will increase traffic along Rabai road thus exposing the hospital to a wider clientele.
  4. Security: Land which was previously open will be fenced with a stone boundary wall and electric fencing. In addition, the estate will have its own security team. This will complement and augment the hospital’s security.
  5. Increased clientele: The residents will find it convenient to make the hospital their healthcare provider of choice due to ease of access.
  6. Long-term development plan: In order to enhance the hospital's position as the largest and most comprehensive provider of healthcare in eastern Nairobi, the board intends to create a medical hub through the construction of a doctor’s plaza and installation of the supportive infrastructure. This will encourage medical specialists to live and work in Buruburu. The estate and the hospital will therefore play complementary roles.
